Tenant Placement or Property Onboarding

The tenant placement fee covers the full leasing process required to secure a qualified resident for your rental property.

As part of our property management services in Summerville and the greater Charleston area, the tenant placement process begins with a detailed rental market analysis to determine the optimal rental price for your home. We then assist with any recommended make-ready preparation, coordinate professional listing photography, and market the property across major rental platforms to attract qualified applicants.

Our property management team manages tenant inquiries, conducts property showings, and performs comprehensive tenant screening including credit, background, income verification, and rental history. Once a qualified resident is approved, we prepare the lease in compliance with South Carolina landlord-tenant law, establish tenant expectations, and complete the move-in documentation process.

A one-time property onboarding fee of $250 is charged to establish the property within our rental property management system. This includes creating the property record, setting up the secure owner portal, documenting property information, and preparing the accounting and reporting structure required for ongoing management.

If your property already has a tenant in place who was not placed through Real Property Management Groundpoint the tenant placement fee will not be charged.
